Situated for Perumnas Parayasa (Bogor), ARUNIKA is a 72 mยฒ cluster house prototype that treats each home not as an isolated commodity but as a node in a resilient neighborhood system. The project combines passive-first form, modular construction, and block-level commons to deliver dignity, comfort, and measurable sustainability within an accessible budget (~Rp148.726.875 / unit).
What it is ๐ค: a systems-first housing proposal that layers three interoperable subsystems โ thermal/ventilation, water & waste, and modular delivery โ into a single, repeatable block couple strategy.
Key movements ๐ : operable clerestory vents for glare control and privacy; passive stack plus cross-ventilation supported by a planted central atrium to stabilise indoor microclimate; roofwater capture โ ground tanks โ filtered reuse (targeting ~64% harvest/utilisation potential) and on-site composting to close organic loops; prefabricated secondary modules to shorten schedule and reduce capex.
How we tested it โก๏ธ : iterative schematic simulation (solar paths, wind roses) and BIM-based daylight & thermal runs. It would be more considerable afterwards for future projects to then run a pilot-first rollout plan with 6โ12 month POE (Post-occupancy evaluation) to validate comfort, energy, and water metrics before scaling across the block.
Why it matters ๐ฑ : ARUNIKA lowers lifecycle cost while raising occupant wellbeing by shifting value from one-off finishes to shared infrastructure and feedback loops. By designing for the block rather than the single lot, we unlock economies of scale (materials, waste, water, PV microgrids) and create a replicable pathway for green finance and community resilience.
Ambitious outcome ๐ก: Platinum GREENSHIP target; pragmatic construction budget; a modular, evidence-driven roadmap.
